Property Management Policies Disclosure
At the end of the day, we respect that the decision you make about your property management firm of choice is based upon your unique combination of criteria. Aside from what you consider to be "all things being equal" with the candidates you review, and as with any business relationship, there is the matter of compatibility.
In order to save you time and energy in your search for the most compatible property management partner, we'd like to take this opportunity to let you know up front how UPM works.
How UPM Works
Our actions speak louder than our words. We carry out our services as designated, at the publicized fees, and in a timely manner. Virtually all answers to how we carry out our duties on your behalf are in the Agent/Owner Agreement.
Security
Owner and tenant physical files are securely stored in locked file cabinets, not bookshelves. Virtual files are only accessible by two managers.
We never allow potential renters to visit vacant properties unsupervised, which is why we do not provide lock box codes or leave keys at the property. This protects both owner/investor and new tenants from vandalism, theft, or the possibility of squatters (a situation that can be very costly to owners). This also demonstrates UPM's commitment to actually showing your property.
Qualified Tenant Acquisition
In the process of pursuing the most qualified tenant for your rentals, UPM manages the entire process closely. UPM does all of its own background checking; it is not farmed out to third parties. When we request landlord verification, we do not ignore negative feedback. We always meet with prospective renters in person to better ascertain their qualifications.
Repairs and Maintenance
UPM's policy with regard to repairs, with the exception of emergency water/fire/natural disaster situations, is to inspect issues firsthand prior to calling in any third party. Often times one of our managers is able to resolve the problem quickly themselves. This makes the tenant happy and saves our clients money. When vendors are needed, UPM is knowledgeable about the problem to property evaluate the fix and related cost. We also inspect all work performed.
